State guide — leasing — NSW
New South Wales has the deepest vending site market in the country, and it is also the most contested. Sydney CBD towers, Western Sydney logistics parks, hospital campuses and university precincts all take machines, but landlords and facility managers expect newer, card-enabled equipment. A lease is how most NSW operators get that standard of machine on site without draining the stock float.
Illustrative only: a $12,000 cashless snack-and-drink combo on a 4-year lease sits in the low-$70s per week on typical market rates. On a Parramatta office site turning over $450 a week at around 45% gross margin, the payment is covered with margin left for stock and servicing — but the same machine in a quiet regional foyer may not be.

Before signing anything in NSW, get the site agreement and the lease term to line up. A 5-year lease on a site with a 12-month licence is the most common way operators get caught — if the site pulls the machine you still owe the payments, so you need a relocation plan and machines that other Sydney or Hunter sites would actually accept.
